This eco-house is a six hundred year old water mill in Carboneras that was converted by the current owners from a ruin into a highly original property on a site of 1Ha. For years, the owners have been able to enjoy this unique building that is set in a quiet location 10 minutes from the harbour town of Carboneras,. In Carboneras, you have beautiful beaches, supermarkets, restaurants, bars, schools and a wide range of water sports activities. You are also 15 minutes from the Cabo de Gata Natural Park where you will find the most beautiful beaches in Spain.

The water mill is split into a main house with four bedrooms, a studio and a guest house with 1 bedroom that has yet to be restored. The property has the small windows and thick walls typical for the antique cortijos in this region. The renovation, however, made this historical property a work of art: millstones and other original mill components have been incorporated in the rooms of the house, mosaics have been carefully laid out, original antique windows were installed, natural light filters in through bottles that were cemented in a wall… in short, this mill is a charming discovery and has been restored with ecological materials only.

The main house has two entrance doors. The lowest runs along the first bedroom to a staircase that arrives in a small hall where the owners have incorporated some elements of the original mill. From this landing you can go to the living room and kitchen or to a spacious office space with internet and satellite TV, which we count as an extra bedroom in the house, and then there is the master bedroom with en suite bathroom. The master bedroom has double doors that open to the moorish, naturally covered patio terrace. From this patio terrace a small staircase descends to the living room with open kitchen. Behind the kitchen is the fourth bedroom with bathroom. The living room has a fireplace and the spacious kitchen has a floor opening to the water storage under the house, which provides a natural coolness.

To the right of the main house is a small studio with bathroom. On the left there is a guest house with kitchenette, bathroom, living room with bedroom on mezzanine and in the back of the living room is an entrance to a cave. This guest accommodation needs to be further renovated. Under the guest house is an original water deposit, which is still in use. In front of the deposit, there was an orchard until the owners’ work conditions changed, and they had to move their residence. It is now only used for holiday periods.

Around the house are several terraces and a small orchard with olive trees and other fruit trees. There is no swimming pool, but part of the raised front terrace of the main house has a large open space under the floorboards. In this space the owners place a swimming pool in the summer. Here you can install something more definitive.

There is a ruin on the site and there is also an “era”, high on the hillside behind the mill. An era is circular and has a low wall. It is the place where the grain used to be threshed and where you get a glimpse of the sea and of course the cool sea breeze. The ruin behind the house can not be rebuilt, but the beautiful natural stones can be used, for example, to finish the mill. Please keep in mind that there is still work to be done in the main house and in the studio.

Next to the house, the water of the river Alias is stored in an open-air water reservoir. The river Alias, that over the years reduced to a stream whose source is located about 1km from the house. The reservoir provides irrigation for agriculture in this zone. The owner of the mill has historical rights to the use of this water. At this moment, the mill uses city water, although natural spring water can be stored under the house, so the house has everything to connect to the natural spring water. Electricity is generated via solar panels with a capacity of 5kW.

This is a unique and charming property where you can live self-sufficiently. The mill stands above the rambla of the river alias, at 1200m from a small hamlet with a bar. You have a lot of privacy and some neighbours at 200m from the house, so you are not isolated in the middle of this protected natural area.

Carboneras, with its beaches and all amenities, is 10 km from the house. The nearest airport is Almeria at 45 minutes.
