This exceptional farmhouse in Bedar is the renovated main house of the historic Cortijo Rosa. Cortijo Rosa was the most important farm in the Bedar region and consisted of the farmhouse, workers’ houses, pens and stalls. The property was later split up and the main farmhouse is now for sale. The Farmhouse


The original entrance gate of Cortijo Rosa opens to a partly covered terrace from where you have a stunning view on the village of Bedar. The entrance hall has a beautiful floor of antique cement tiles and a high ceiling with wooden beams. This space immediately sets the tone for the rest of the 250 square meter house, where efforts have been made to preserve the original details, floors and ceilings as much as possible.

On your right is an entrance to the kitchen and to your left is the reading room. Right in front of you, a few steps up take you into the living room. This room has an abundance of light and the large doors open onto a beautiful exterior with several terraces and an inviting pool surrounded by mature trees and shrubs.

The living room has high beamed ceilings, an antique marble floor and a beautiful travertino fireplace. From the living room you have access to the kitchen. The kitchen has a large island  with dark green marble worktop, new ceramic tiles with a wood pattern and is fully furnished. There are good quality appliances including two Bosch ovens and a gas hob with grill. 

The reading room with office features the original floors, staircase and wooden, fitted cupboard. In the corner is a wood-burning stove opposite the stairs to the first floor. To the left of this room is a double bedroom with bathroom and access to the laundry room.

On the first floor, to the right, is the master bedroom with large dressing room and a bathroom with walk-in shower. To the left is the hallway with a bathroom with bath, a smaller bedroom and a spacious double bedroom.

The guest house

The terrace at the entrance of the farmhouse leads to a wooden staircase with deck to take in the gorgeous views to the village and the sea. It also leads to the guest house. This quirky cottage of 40 square meter is decorated in a very original way, with art prints on the ceiling and colourful wallpaper. It is currently used by the maintenance man. The house consists of a small living room with kitchenette, a bedroom with fitted wardrobes and a small bathroom. There is an outdoor kitchen with barbecue, seating areas and beautiful views of the sea, mountains and of the village.

Exteriors

The entrance to the house runs along a row of large pillars, an Andalusian bench and trailing plants that partly cover this romantic terrace.  Around the living room is the beautiful patio with the unusual, yellow tiled swimming pool that gives the pool green water. This gives a natural feel to the pool that is surrounded by mature plants. There is a sun terrace right next to the pool. An elevated part of the terrace is reserved for dining and cooking in the open air. There is an outdoor kitchen with a traditional bread oven and a barbecue. The rest of this elevated terrace is reserved for lounging. A door at the end of the patio leads to the front parking and to a utility room with the gas installations.

From the front terrace you have access to all areas of the property.  A path leads to the guest house via the wooden staircase with “deck”. Next to the guest house is the  vegetable garden, a greenhouse and a spacious chicken run.

To the left of the wooden staircase is the rest of the land of the property. It is laid out in large wide terraces and offers enough space to, for example, create a large water reservoir (natural swimming pool). This property has an abundance of rights to natural spring water which is currently unused and that makes the construction of a water reservoir legally possible. There is also room for an orchard on one of these terraces and then you still have room for a pony or for solar panels.

Water, gas and electricity

This property has mains water and is connected to the electricity grid. There is a solar panel for hot water and there is gas central heating throughout the house. The gas comes from large propane bottles. The house’s electrical and plumbing installations are in excellent condition. Bathrooms were recently updated. The wastewater of the farmhouse is evacuated to a septic tank and the guesthouse has its own septic tank.
