Just 132 metres from the Mediterranean Sea, between the two small harbours of Villaricos, this plot is located right in the heart of the village. It is a place where life still moves at the gentle pace of a traditional fishing community, where boats return to the harbour each day and the sea is always just a short stroll away.
Here, daily life is easily enjoyed on foot. In the morning you can wander down to the harbour for coffee on a sunny terrace, take a refreshing swim in the sea, spend some quiet time reading on the beach and then pick up a few essentials from the village’s small local shops.
On Sundays, the lively Villaricos market takes place only 100 metres away, when the streets fill with colour, the aroma of freshly made churros and stalls offering fruit, vegetables and other local produce from the region.
The plot is gently sloping. While this may make construction slightly more complex, it also creates interesting possibilities. From the first floor there are already open Mediterranean sea views and excellent natural light.
To help illustrate the potential of the plot, we have prepared a concept sketch of a possible home for the site. The idea proposes a property arranged over three levels: a garage on the lower level, a first floor with the bedrooms and a relaxing lounge terrace, and a top floor with an open-plan living space and kitchen leading onto a covered terrace with sea views. At the rear of this upper level, a garden with a private swimming pool could also be created – the perfect setting to enjoy the mild climate of Almería.
This sketch simply illustrates one possible way of developing the plot. The future owner is of course free to create their own design and layout, within the applicable planning regulations.

Planning regulations
- Minimum plot size: minimum required surface area: 250 m² (This plot measures 350 m²).
- Minimum plot depth: 12 m (This plot has a depth of over 28 m).
- Maximum building coverage: buildings may occupy up to 100% of the plot.
- Height and number of floors: maximum 3 floors permitted.
- Main building typology:
- Townhouse with a minimum setback of 3 metres from the front building line and all exterior walls must be treated as full façades,
- Semi-detached or individual house isalso permitted, provided that no exposed party walls remain, a minimum distance of 3 metres from the plot boundaries is respected and the maximum permitted building volume is maintained.
- Open areas and boundaries: the open areas around the house should preferably be landscaped as garden space. Hedges or solid boundary walls: maximum height 1 metre.
About Villaricos
Villaricos is a charming coastal village that forms part of the municipality of Cuevas del Almanzora. The village lies between a small fishing harbour and a marina and is surrounded by a remarkably varied stretch of coastline.
Within the village you will find small pebble beaches, while at the entrance to the village there is also a larger sandy beach. The coastline around Villaricos is particularly striking, with beautiful natural coves and sandy beaches set between dramatic rock formations, with the surrounding mountains creating a pleasant microclimate.
The area also has a rich history. In and around Villaricos, remains of Phoenician and Roman settlements have been discovered, demonstrating the importance of this coastal location in ancient times. In the nearby mountains you can still find traces of industrial archaeology dating from the early twentieth century, when the region around Cuevas del Almanzora was known for its silver mining industry.
Villaricos is also conveniently located close to several well-known coastal towns. To the south are Vera (around 7 minutes by car) and Mojácar (approximately 20 minutes), while San Juan de los Terreros lies about 15 minutes to the north.
Accessibility is excellent. The airports of Almería (around 60 minutes), Murcia-Corvera (around 90 minutes) and Alicante (around 140 minutes) are all within comfortable driving distance. In addition, a high-speed rail line is currently under construction, expected to become operational by the end of 2027, with a station in Vera, a short distance from Villaricos.
Today, Villaricos combines its rich history with the charm of a lively yet authentic coastal village, where fishing still plays a part in everyday life and where the village remains active throughout the year. Thanks to its two harbours, small seafront restaurants and relaxed atmosphere, Villaricos has retained a special character that is becoming increasingly rare along the Mediterranean coast.
