Finca for sale with sea views in Agua Amarga, Cabo de Gata
Anyone who has visited the Parque Natural Cabo de Gata-Níjar will think of protected landscapes, tranquillity and unspoilt beaches. This 38,848 m² finca lies in Las Cordilleras, a mountainous area between the picturesque coastal village of Agua Amarga and the bay of Cala del Plomo.
What makes this property unique within the protected natural area is that 67 m² of the ruins, together with a beautiful round aljibe, can be rehabilitated in one of the most authentic landscapes in south-east Spain. It is a rare opportunity to realise a distinctive project surrounded by nature.
The finca is reached via a public road that becomes a well-maintained dirt track. The final section passes through a neighbouring property; beyond that point, access is exclusive to this finca.
On reaching the ruins, you are greeted by open 360-degree views across the landscape, with the sea forming a natural horizon. The panorama takes in Mesa Roldán and the gap between the hills towards Cala del Plomo. In the opposite direction, the view stretches across the surrounding mountains and the natural park. It is a setting where volcanic coastline, Mediterranean light and a sense of space come together in a way that is increasingly rare.
The plateau, with its characterful ruins and traditional features, reflects the property’s agricultural past. Here you will find the ruins that form the basis of the rehabilitation project, the remains of an aljibe (water cistern), and a 289 m² era (circular threshing floor) of ethnographic value.
Planning status and utilities
The regulations of the Parque Natural Cabo de Gata-Níjar and the municipality of Níjar allow 67 m² of the ruins to be rehabilitated, as confirmed by the town hall. The original aljibe can also be restored. Once the rehabilitation licence has been granted, work can begin immediately.
Several renovated properties nearby are connected to the electricity supply. Water is delivered by tanker; an underground storage tank could be installed, or the original aljibe could be brought back into use.
The surroundings
The finca is close to the charming fishing village of Agua Amarga. In summer it becomes a lively seaside destination with boutique shops and good restaurants, while in winter it stays very peaceful, with most of the activity at weekends.
The coastal town of Carboneras is 14 km away (around 15 minutes by car) and offers supermarkets, restaurants, banks and all everyday amenities.
Agua Amarga is surrounded by small, characterful coves (calas) and sandy beaches, some easier to reach than others. The natural park stretches along no less than 65 km of coastline.
