In Almería stands a spectacular estate near Mojacar and its beaches. The El Albardinar Estate consists of a fantastic country house of 1400 square meters with seven large bedrooms, a two bedroom concierge apartment and a chapel with antique altarpiece. The country house is designed and built in authentic Sevillian style with exquisite details.
The hacienda is set on a hilltop surrounded by 7ha, almost entirely occupied by orange, mandarin, lemon and olive groves. There is a large building plot at the bottom of the groves. Opposite the hacienda is another building under construction with a footprint of 700 square meters with basement. It can be finished to a boutique hotel, second house, spa with indoor pool, luxury stables or a large art studio.
The hacienda boasts unique views on the Cabrera mountains, the village of Mojacar and the sea. The beaches of Mojacar are just 12 km from the property.
The Hacienda
The entrance to the estate is via a quiet, asphalted public road. Through a large gate, an asphalted lane takes you through the groves to the main house.
Through the entrance of the walled area of the hacienda, you will arrive at a large parking area with mature trees at the side of the house, in front of a beautiful tiled wall fountain.
Aesthetically, the country house looks exactly like a traditional and spectacular Sevillian hacienda. It has a modern structure of concrete and bricks with wooden beams, traditional tiles and ceramics.
From the courtyard, antique wooden doors open into the entrance hall in front of the winter lounge of the property. The cosy winter lounge has a fireplace and views one the groves and mountains. Next to the winter lounge, is a large living space with lounge, formal dining area and patio doors on either side of the room that open to the covered terraces. The kitchen is right behind this room.
Left of the entrance hall, is the office with bespoke wooden library. The office has access to the pool terrace and a staircase that leads to the master suite. At the end of the entrance hall is a cloakroom.
The warm and inviting kitchen has wooden ceilings and ceramic walls. There is a central island and a dining table. The kitchen has custom made solid wooden furniture and a kitchen stove with 5 gas cookers and gas oven, as well as a wood oven and barbecue, large pantry and laundry area and direct access to the porch and pool area.
Another set of antique doubles doors open from the courtyard in front of a beautiful hall with staircase. Right of the stairs is the kitchen and lounge, left of the stairs is a double bedroom with en suite bathroom, adapted for disabled.
On the first floor are six more double bedrooms. One bedroom has an ensuite bathroom. There are two double bedrooms and a bathroom in the corner of the building and then another two double bedrooms with bathroom in the corridor that leads to the master wing. The spectacular master bedroom overlooks the area, the mountains and the sea. The bedroom has not been completely finished. It has a fireplace and jatoba (brazilian cherry) hardwood floors. Next to the bedroom is a sitting room, a dressing room and a bathroom. The bathroom is not finished, but has all pre-installations for the installation of a sauna and jacuzzi.
From the first floor, a staircase leads to the conservatory on the top floor, from where you can access the completely tiled roof terrace of the house.
The house has also has a basement level. Here you will find a recreational room, a full bathroom, a machine room, a storage room and a bodega. Steel doors from this area open to the underground garage, that has room for at least ten cars.
The concierge apartment
From the parking area, a corridor leads to the courtyard of the property. Right of the corridor there is a covered parking area, that can also be turned into horse stables. In the back of that area, a staircase leads to the concierge apartment. This apartment has a spacious living room with large french doors on either side of the room. From the living room, a hall leads to the kitchen and bedrooms. There is a sunny kitchen with breakfast table. There are two double bedrooms and a family bathroom.
The building under construction
As part of the estate, there is the construction project of a boutique hotel with rooms for events that has not been completed. In between the house and the hotel structure is a chapel with an antique altarpiece.
The structure has a ground floor of 700m2 and it has large, porches on either side.
The original project consisted of a ground floor with banquet rooms and kitchens. The basement has a garage of 709m2. The first floor has not been constructed, but in the project it would have consisted of 10 junior suites and a private apartment for the manager.
This construction is in its structural phase. That opens possibilities for several uses with gardens and patios. It could be an indoor sports and/or spa area for the main house. A completely separate house or large art studio. It can be an incredible place to keep your prize horses or maybe you just want to display your beautiful car collection. It is entirely up to the new owner of the property to decide to use the construction or to get it demolished.
Exteriors
The quadrangular interior patio has yellow, albero sand from Alcalá de Guadaira (Seville). The patio is planted with orange trees and measures 25×25 meters.
There is a covered heated swimming pool of 12×6 meters to bathe all year round with a large terrace area, followed by the extensive a gardens with mature palm trees and lawn.
The complete estate is fenced. The area where the house is built upon, is 10.000 square meters and is completely walled. The concrete perimeter wall is finished with tile and varies in heights ranging from 2.5 to 4 meters. It gives shelter and privacy to some gardens and to the patio. On the premises there are several sun and covered terraces.
Within the perimeter of the house are several dog kennels.
At the entrance to the estate is an old building that is currently used as an agricultural warehouse to the exploitation of the orchards
Finishing and condition of the house
The hacienda was built in 1997 and is a modern family home with exquisite original details. The ceramic tiles in and outside the house were manufactured in the factory of a specialist ceramist in Mairena del Alcor (Seville). The terracotta floors are from the hand of the restorer of the Reales Alcázares of Seville. Old building materials and the bedroom furniture of the hacienda were acquired through several antiquarians from different Andalusian provinces. The roof of the house is covered with antique clay tiles and has a bell that was commissioned to a foundry in Valencia. It features the construction year and the name of the estate. The kitchen has top quality appliances and a stove of the brand “Lacanche”.
The interior carpentry of the house is simply exquisite. Please note that the wooden windows had their maintenance, after we had our photographer over.
There are solar panels for the heating of the water, backed up by oil-fuelled boiler. There is central heating in the house: underfloor heating throughout the ground floor and radiators on the first floor. There is a water softener and reverse osmosis installation in the house.
Electricity and water
The building has all the services of mains water, light and electricity, telephone and sewage. The irrigation water is supplied by two reservoirs with an approximate capacity of 12,000 cubic meters where the water rights of the farm are collected from two natural spring water communities in the area: 100 hours / month from one community and 20 hours a month via a second community.
The orchards
The estate is over 7Ha. Around the hacienda, there are 6Ha of orchards with an automated drip irrigation system through a wide and extensive network of main, secondary and tertiary pipelines, with an automated control center and warehousing and supply depots for fertilisers and liquid products with several large pipelines and storage deposits. There are:
• 950 Mandarin trees,
• 270 Orange trees,
• 680 Lemon trees,
• 300 Olive trees, arbequino variety.
Building plot
On the estate, there is a building plot of 4.310 square meter that allows the construction of residential homes. It is located adjacent to the “Pueblito de Alfaix”. This is a development that is managed by the HPB Luxury Holiday Properties company with an excellent, year-round occupation rate.
The development site allows the construction of housing with a max. height of 7 meters, ground floor + 1. The allowed constructed surface for this urban land is 1.80 m2 / 1 m2 which is equivalent to a total buildable volume of 7.750 square meter. This building plot has electricity, water and sewage. Of course you will have to apply for the mandatory building permits.
The location
The El Albardinar Estate is located in Alfaix, a hamlet of the municipality of Los Gallardos (Almería). The estate lies next to the riverbed of the river Aguas in an environment with a peculiar climate. The highest point of the estate is at 175 meters above sea level. It provides beautiful views of its surroundings, bordering the South with the perimeter of the protected nature reserve of Sierra Cabrera, which highest point is at 960 meters above sea level. Its location invites to numerous hikes to discover the multiple springs that supply the farms in the area and observe and discover its fauna and flora such as cambrones, palmetto, wild olive, and diverse endemic formations of the Levante area of Almería and at its northern border it has views to the Sierra of Bedar. The Sierra of Bédar has a height of 750 meters and is the prolongation of the protected area Sierra Cabrera-Bedar with its special climatology in terms of warm temperature and its excellent farm grounds.
The property is near the exit of the A-7 motorway and near the future High Speed Train station to be located in the nearby municipality of Vera (Almería). It is situated just 4 km from the center of Los Gallardos, 6 km from Turre, 10 km from Mojacar and 12 km from the beach. The airport of Almeria is around three quarters of an hour away, while the airport of Murcia (140 km) is at one and a half hour and Alicante airport (200 km) is a two hours’ drive away.
